Within a listed building provide a suitable solution to allow excessive travel distance within a single stair from first floor bedrooms.

Examined the plans for a proposed nursing/ care home at an early stage of design.  subsequently provided a report that allowed the removal of one set of escape stairs and as a result provided two additional letting bedrooms. As a result there were lower construction costs and higher long term income from the project for the owners.

Fire Engineering Solutions

  1. Within a sports club, provided an alternative solutions report justifying the provision of an escape stair from a first floor office in an unprotected zone. 
  2. Within a new build Retirement Housing Development prepare a report that demonstrates that the safety within the building will not be compromised by the inclusion of an atrium in the centre of the building.

Proprietary two zone fire modelling software was utilised to demonstrate that the functional requirements would be met by the solution proposed in both situations.

Fire Escape Strategies

  1. Considered the proposals for the conversion of two flatted properties back into a large single dwelling over three floors. Due to the age of the building it contained many highly decorative original features including a very fine open timber stair, doors and extensive timber panelling. The building could not comply with the current building requirements without losing many off these features. A report was provided that argued that the functional standard could be adequately met through the provision of a domestic sprinkler system covering the stair and the installation of enhanced domestic smoke detection.
  2. Examine the plans for a refurbishment of a five storey dwelling house in London and provide a report demonstrating that residential sprinklers were not required. The sprinklers were required as a storey had a finished floor level in excess of 7.5m above ground level.

Fire Risk Assessments

Carried out a Fire Risk Assessment in accordance with the requirements of the Fire (Scotland) Act 2005 and the associated Fire Safety (Scotland) Regulations 2006. These risk assessments identified areas in need of improvement and, in some instances, areas of over provision which resulted in long term significant cost savings. The premises assessed included: -

  1. Enclosed shopping centre (Landlord Areas);
  2. Shops;
  3. Care Homes.
  4. Factories & Warehouses; &
  5. Church Premises.

Fire Safety Advice

  1. Advice given to occupiers/ owners of Grade “A” listed baronial style country house, undergoing complete renovation. The advice was consistent with the proposed multiple uses once renovations are complete. Examples of advice; - protection of escape stairs; escape routes; the need for sprinklers in line with Scottish Government requirements for premises offering care facilities.
  2. Advice given to owners of a Grade “A” listed building used as a private club containing sleeping accommodation on the protection of the main stairs.
  3. Advice given to the owners of a Grade “A” listed building used as a care home. Advice included: - upgrading of fire detection system; protection of escape routes; means of accessing first floor from escape stairs.
  4. Provide advice to owners of a residential building relating to the protection of open stairs serving part of the first floor.
  5. Provide advice to occupiers of former bus depot, currently used as a museum, as to the scope and interpretation of the Fire (Scotland) Act 2005 and associated regulations in relation to employees and means of escape.
  6. Provide a written "Fire Action Plan" to the owners of an equestrian centre.
  7. Provide general fire safety advice to a large enclosed shopping centre and compile and present a suitable fire strategy for the shopping centre.
  8. Provide information to a Landlord regarding the correct identification of suitable fire doors that will satisfy the regulatory authorities.
